Martley teams up with partner for €200m Polish logistics drive

Martley Capital Group has joined forces with Tristan Capital to create a €200m Polish logistics joint venture, Green Street News can reveal.

The initiative, named Amber, will assemble the portfolio over the next 12 to 24 months, targeting last-mile and urban industrial assets across the country. It will buy modern small- to mid-box multi-let industrial assets, with high build quality and good ESG credentials, located in strong urban sub-markets and underpinned by affluent and growing catchments where the scope for new competing supply is limited.

Two initial seed estates developed by 7R, totalling around 22,500 sq m (242,190 sq ft) in Upper Silesia, have already been acquired and are fully let. Martley has an active pipeline of further opportunities across Poland’s principal urban markets and expects to announce additional acquisitions in the coming months.

Amber will be managed by Martley’s Polish platform out of its central Warsaw office. The team has been involved in the Polish market for more than a decade and has a track record in acquisitions, leasing and asset management, and long-standing relationships with owners, occupiers and regional agents that it utilises to access off-market and lightly marketed stock.

Martley will apply an asset management programme to each acquisition, including targeted capital expenditure to improve building specification and ESG credentials, BREEAM certification where not already in place, and the progressive institutionalisation of lease structures.

Martley Capital Group was founded by former M7 Real Estate executive chairman and chief executive Richard Croft in 2024. It operates in four territories across the UK and Central Europe, with more than 40 staff and assets under management exceeding £1bn.

Croft said: “We are excited to announce the launch of Amber, as we believe there is a real opportunity to create a meaningful multi-let industrial real estate platform in Poland. Coupled with the launch of our regional office and credit platforms, the remainder of 2026 and 2027 are well positioned to be important years of growth for the business.”
