The Martley Capital Group

Martley Capital Group is a full-service real estate investment management platform whose activities cover real estate investing, lending, asset management and fund management.

The company launched in December 2023 with more than 40 staff, five offices across the UK and Europe and circa £900m in AUM across 19  mandates. The business has launched several new strategies, with an Opportunistic and Value Add focus, covering Credit, Equities and Direct Real Estate, to take advantage of current dislocation in the real estate markets.

Martley Capital has also been instructed on a number of asset and investment management advisory mandates, drawing on the extensive existing experience. In addition to AUM growth, Martley Capital will target revenue growth via its loan servicing platform (IKEN Loan Servicing), through the provision of third-party services and ancillary services to other small asset managers through a plug-and-play model.

Included in the Senior Management Team are Tony Edgley (former Partner at Brockton Capital), Alison Lambert (former Head of Finance Europe at Oxford Properties) Jack Thoms (co-founder and Head of Investment Management of M7), Andrew Jenkins (former COO and co-founder of M7), Eloise Turton, former Investor Relations Manager at M7) and Ann Hodgetts (former Head of Legal for UK and Europe at Oxford Properties), providing a very experienced and high calibre Management Team.

Richard Croft, Chief Executive

Prior to founding Martley Capital Group in December 2023, Richard was the founder and Executive Chairman of M7 Real Estate, the €7bn pan-European real estate asset manager that was sold to Oxford Properties in 2021. Richard stepped down from his role as Executive Chairman of M7 in February 2023 and continues to act as Senior Advisor to M7, remaining on the boards of several subsidiaries and the GPs of all discretionary Funds.

Before co-founding M7 in 2009, Richard set up Halverton REIM LLP, a European fund management business that was sold to Australia’s GPT Group in July 2007. At the point of sale, the firm employed 180 people across ten offices in Europe and managed over €2 billion of assets. In his 30 years in the real estate industry Richard has been involved in more than €15 billion of real estate deals in the UK and Europe.

Alongside his duties at Martley Capital and his continued role as Senior Advisor to M7, Richard is a non-executive director of The Pinnacle Group, a Senior Advisor to Maya Capital LLP and Chairman of CSF Group, the privately held family company owned by Richard and Georgie Croft and their two sons, established primarily to support Suffolk-based businesses.

He is a member of the board of Trustees of the Chicken Shed Theatre Trust, a registered charity promoting education in the arts for young people in need with a view to integrating them into the community and assisting them in their development as members of society.

In 2022 Richard won the Property Week Personality of the Year award, whilst M7 was awarded the prestigious Irvine Sellar Award and the PROPS Awards Deal of the Year.

He is also a member of The Worshipful Company of Chartered Surveyors, established to contribute to British national life by supporting the property profession and, through its wider charitable activities, to advance education and help young people achieve their potential.
